150 Innerbelt Road

Cathartes purchased 150-200 Innerbelt Drive from Guilford Railroad. This vacant 8.46 acre plot was directly adjacent to the 6.2 acres in Somerville, Mass., that we redeveloped into telecommunications space. We designed, permitted and began construction on two buildings totaling 380,000 SF of telecommunications space, and then sold the project to TrizecHahn.

150 Innerbelt Road, Somerville, MA

West Polk Street

601 West Polk Street is a two-building, interconnected 104,000 square foot brick, steel and concrete complex located in Chicago, Illinois. Situated at the intersection of West Polk Street and South Jefferson Street on the southwest fringe of Chicago's CBD Loop, the property is central to a variety of new developments. These include a new 300,000 SF office building, 400-500 units of new residential loft conversions, a new community shopping center anchored by Dominick's, and the new Greyhound Bus Terminal. The site is also 1/2 mile east of the University of Illinois at Chicago.

601 West Polk Street, Chicago, IL

70 Innerbelt Road

Cathartes purchased 70 Innerbelt Drive, a 285,000 SF industrial building situated on 6.2 acres in Somerville, Mass., from Filene's Basement. Upon purchase, we leased the entire first floor to Hannaford Brothers and developed the second floor as telecommunications space. We brought 11 fiber carriers to the area and substantially increased the power capacity to enable the facility to be used for the telecom market. Upon this transformation, we then sold the property to a public REIT.

70 Innerbelt Road, Somerville, MA

The Fargo Building

451 D Street, the Fargo Building, is a nine-story, 480,000 SF building. We bought the property in October, 1997. At the time, it was in extremely poor condition because of previous substandard renovations and extensive neglect. We then spent two and a half years renovating the property by installing two new entrances; installing two new lobbies; upgrading and replacing the elevators and the HVAC systems; adding new fire and life safety systems; adding 25 new bathrooms; adding new loading dock facilities; completely restoring the facade; providing all new tenant finishes and replacing all the windows and the electrical system. After completing this extensive renovation work, we sold the property to Yale Properties, Inc. in March, 2000.
