with a world class team of architects,

Cathartes bought this 5.58 acre land
parcel from John Hancock. We then master
planned and brought the project through
the Boston permitting process, obtaining
approvals for 690 residential units.
This development is directly across
the street from what is now the convention
center, and is located in the up and
coming Seaport District of South Boston. |

Street
437 D Street is a seven-story, fully
renovated loft-style condominium complex
in Fort Point Channel, South Boston,
MA. The building contains approximately
96,000 square feet and was the former
home of Beacon Electric. Fort Point
Channel is adjacent to the Financial
District, and has a building mix of
office, industrial and residential.
It is an attractive location for both
Boston artists and the urban chic because
of its convenient access to downtown
and its stock of industrial buildings
suitable for live/work loft use. We
bought this 96,000 SF industrial building
in shell condition and sold all the
condominium units by April, 1997. |

Street
449-463 Washington Street is a 99,000
SF office building adjacent to Boston's
Financial District in Downtown Crossing.
It consists of two interconnected buildings
that are ten and eleven stories. It
is situated immediately across from
Macy's Department Store, one block east
of the Boston Common. We broke this
project into a residential condominium
piece and a retail condominium plan.
When we purchased the property, it was
in relatively poor condition. We upgraded
and maintained the property, thus stabilizing
it for residential use. We then sold
the condominium portion to Study Group
in April 1999, which had plans to develop
the property into dormitory residences
for Suffolk University. |

Cathartes
is currently working on the development
of a 146-unit, four-story, steel &
concrete market-rate condominium development.
Located in the Little Neck area of
Charlestown, Massachusetts, this project
has direct access to both the highway
and the MBTA; it is adjacent to the
Sullivan Square subway stop. Amenities
for this development will include
a fitness center, media room and a
four-story, above-ground garage that
allows owners to park on the same
level as their home. Construction
is currently underway.

Lofts
at SoCo
Featuring open floor plans, exposed
brick and beams, hardwood floors, oversized
windows, gated parking and a state-of-the-art
fitness center, Lofts at Soco is located
directly across from the commuter rail
and is a 28-minute ride into downtown
Boston. Developed as a joint venture
with Juliano Enterprises, this transit-oriented
development involved the extensive renovation
of a turn-of-the-century mill building.
Construction concluded in November 2005,
at which time over 70% of all units
were sold. |

Fort
Point Place
Fort Point Place is a residential condominium
project that was developed with Beacon
Capital Partners and completed in the
summer of 2001. Two brick and beam warehouses
built in 1895 were converted into loft-style
units with original interior finishes,
including exposed wood ceilings and
brick walls. The renovation consisted
of 103 market-rate units, 14 affordable
units, and three commercial units. All
units were sold within 11 months after
opening. |

Point Place, South Boston, MA |

CityGreen
CityGreen, 131 Green Street, is a
condominium complex located in Boston's
Jamaica Plain Neighborhood. The architectural
design features an early 20th century
Jamaica Plain vernacular that is consistent
with the local neighborhood architecture.
Enclosed by the Emerald Necklace on
three sides, Jamaica Plain residents
have over 800 acres of open green
space at their doorstep, from Jamaica
Pond (the largest fresh water body
of water in the City of Boston), Harvard's
Arnold Arboretum with its 265 acre
world-renowned botanical collection,
or Franklin Park. Less than five miles
from downtown Boston, JP is easily
accessible by the MBTA's orange and
green lines.
Construction began in December 2005
and was completed in early 2007. All
residences are now sold out. |

Harbor
Club
The Harbor Club is a 42-unit waterfront
condominium conversion project located
in the Marina District of New London,
Connecticut. Situated at the mouth
of the Thames River with immediate
access to Fisher's Island and Long
Island Sound and the Atlantic, this
building was an underused apartment
building which we purchased in March
2005 and are now renovating into luxury
condominiums. Buyers receive a host
of amenities, including a dinghy dock,
mooring and boat slip options, on-site
fitness center and on-site club theatre.

Harbour
Hill
Harbour Hill is a five-story luxury
condominium development containing 21
residential units. It is located on
Hanover Street in the center of Portsmouth's
Historical District and one block from
the waterfront and Market Square. Residents
can walk to dozens of restaurants, Prescott
Park, the Portsmouth Music Hall and
the Steamship Authority. It is adjacent
to the Hilton Garden Inn, which Cathartes
developed and completed in the second
quarter of 2006. Residents enjoy covered
ground floor heated parking, Juliet
balconies, direct access to the adjacent
Hilton Garden Inn amenities, sweeping
views and common and private roof decks.
Construction was completed in May 2006. |

The Huntington
Cathartes bought this 1.25 acre site
in Hoboken, New Jersey, and worked to
fully permit it for 111 residential
units. We then formed a joint venture
with Metro Homes of Hoboken to develop
the project into luxury condominiums
with parking. The project was complete
in May 2004. Hoboken is located in the
central portion of Hudson County and
has become a premier urban bedroom community.
It has superior access to local transportation
and area amenities, and is a 12-minute
light-rail ride into Manhattan. |

SoCo146 represents Phase II of a
new residential development in downtown
Brockton by Cathartes Private Investments
and Juliano Enterpirses. Located just
one block north of Lofts at Soco,
SoCo146 is a classic mill building
renovation offering 72 loft style
units including exposed brick and
beam finishes. Construction commenced
in December of 2005 and was complete
in June 2007. As of January 2008,
the project is 80% sold.

Station

residential community in Jersey City,
New Jersey. Townhomes offer two floors

price point. Lofts are cutting edge

Townhomes range from 1,394 square
feet to 1,465 square feet, lofts from
760 square feet to 1,360 square feet

Directly across from the Light Rail,
Westside Station is ten minutes from
downtown Jersey City and 20 minutes
from Manhattan.
Construction was completed in November
2005 and the residential units in
Phase I were 100% sold out at that
